- Where is Mills Ranch?
- Mills Ranch is located on the northern edge of King City in
south Monterey County. The community will be part of the last
housing areas on the north of King City ensuring that it will be
permanently bound by agricultural open space. It is in walking
distance from Broadway, King City’s main street. King City is
located right off Highway 101 and has easy access to San Luis Obispo
County to the south, and Monterey County to the north.
- Why is King City a great location for
recreation?
- King City is framed by the beautiful Gabilan and Santa Lucia
mountains; access to the Pinnacles National Monument and the Los
Padres Wilderness is near. The city is also just a hop, skip and a
jump from Lake Nacimiento and Lake San Antonio which provide
incredible recreational opportunities. It is just over an
hour’s drive to the coast, beaches and activities of Monterey,
Carmel, Seaside and Pacific Grove and their fabulous attractions
like Fisherman’s Wharf and the Monterey Bay Aquarium.
- How much do the houses cost?

- Tell me about the schools.
- King City has two existing elementary schools (K-5) with Del Rey
Elementary School, both just a short walk from Mills Ranch. There is
one existing middle school (6-8) and one currently under
construction immediately adjacent to Mills Ranch. The new middle
school is expected to be completed in Fall of 2007. There is one
high school in King City; it is going through a renovation which is
expected to be completed by March of 2007. For more information

- Are there apartments for rent?
- Woven into the neighborhood fabric of Mills Ranch are five small
8-plex garden apartment buildings, built in scale with the
surrounding homes and using the same materials. These apartments
will be built by CHISPA and are reserved for lower income
families.
- Who is Woodman Development?
- Woodman Development Company is a well-known and well-respected
local homebuilder who has been building the finest properties in

- How many house plans are there?
- There are four distinct products at Mills Ranch: Lane Homes,
Cottage Homes, Village Homes and Orchard Homes. Across those
different products, there are eleven unique floor plans. Many of
those offer “flex space” and can be customized, allowing a loft or a
den to be converted to an extra bedroom, office or master bedroom
retreat.
- Each floor plan typically has three distinct elevations or
facades, representing a distinct architectural style of Craftsman,
Victorian, Colonial or Spanish; each is available in four unique
color palettes. In essence, there are endless variations to
customize your home.
- Why is the garage located off a lane?
- The garages have been placed in the back of the homes, so that
people—not cars—are the priority of the community.With garages
behind the homes, the street isn’t lined with garage doors and
driveways, but with front porches and windows. This allows people to
see what’s going on in their neighborhood and to interact with their
neighbors. Since the street isn’t interrupted by driveways, there is
more parking for guests. Cars don’t cross the sidewalk to enter
garages, so the sidewalks are safe for pedestrians, old and young
alike. Furthermore, the sidewalks are spaced away from the street
and separated by landscaping, which makes them sheltered and scenic.
All of this allows for wonderful architecture and landscaping,
creating a more beautiful and friendly neighborhood.
- Are there parks in Mills Ranch?
- There are two large community parks planned within Mills Ranch,
as well as an agricultural buffer park at the north end of the
property.
- These large community parks will allow for a number of
recreation activities and include ball fields, basketball courts,
shade structures, water fountains, benches and BBQ areas. They are
located within a short walk from every Mills Ranch home. Homes front
the parks so that the parks are a part of the community and you can
see your kids playing, rather than being hidden behind a block wall.
The agricultural buffer park provides an open space border with the
farmland to the north and a place to stroll along the edge of the
neighborhood.
- How far is it to the nearest shopping
area?
- King City is a small town with small town charm, yet easy access
to everything. Broadway, King City’s main street, is a short walk of
less than a mile from Mills Ranch, right down Third Street. Broadway
features a variety of shops, services and restaurants. A short drive
of less than two miles down San Antonio will take you to the
entrance of a large highway shopping center with a large national
grocery store and a drug store, along with numerous other shopping
options.
- Is there a homeowners association and what is
the fee?
- There will be a Homeowners Association (HOA) at Mills Ranch. The
HOA will be responsible for the streetlights and roadside
landscaping, both in front of the homes and on the rear lanes. The
homeowners will be responsible for their own front yard and rear
yard landscaping.
- The HOA will also maintain the roads, curbs, gutters and
sidewalks within Mills Ranch. It will provide an Architectural
Review Committee to ensure that homeowners cannot alter their homes
in a way that would be inconsistent with the character of the
community and the project approvals. The HOA fee is currently
estimated to be just over $87 per month.
- What is a "Traditional Neighborhood
Development"?

communities the way they were built before “cookie-cutter”
